What EICR reports in Stafford cover
An EICR is not a quick visual once over. We inspect and test the whole fixed installation: the consumer unit, the earthing and bonding arrangements, every final circuit, and a sample of accessories such as sockets, switches and light fittings.

Understanding the codes on your report
The result of any inspection comes down to the codes recorded against the observations. There are four, and it is worth knowing what they mean before you read your own report:
- C1 – danger present. Risk of injury. Immediate action is required, and we will make the installation safe before we leave.
- C2 – potentially dangerous. Urgent remedial action is required.
- C3 – improvement recommended. Not unsafe, and it does not make the report unsatisfactory.
- FI – further investigation required. Something could not be resolved on the day and needs looking into.
A report is only satisfactory if it carries no C1, no C2 and no FI. C3 observations can be left, though they are usually worth doing when other work is happening anyway.
Landlord obligations in England
Since 1 July 2020 the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 have applied to new tenancies, and since 1 April 2021 to all existing tenancies. Landlords must have the fixed installation inspected and tested at least every five years by a qualified person, supply a copy of the report to tenants and to the local authority on request, and complete any C1, C2 or FI remedial work within 28 days.

How often should other properties be tested?
- Rented homes: at least every five years, or at change of tenancy.
- Owner occupied homes: at least every ten years, and before buying or selling.
- Commercial premises: typically every five years, or at change of occupancy.
- Any property: after significant alteration, flood or fire damage.
What happens if the report is unsatisfactory?
An unsatisfactory result is not a disaster and it is not a sales tactic. It means specific, listed items need attention. Common causes are a board with no RCD protection, missing main bonding to gas and water, damaged accessories, and DIY additions that were never tested. We quote the remedial work item by item so you can see exactly what you are paying for, and we are happy for you to get that work done by someone else.
